Why not start a little blog for it? Shea did just that and now I want to move there.
Include the price --there is nothing worse than not knowing what someone is asking when you are looking at a flyer. Yes, I know it's a blog and it's telling everyone but you want to sell your house, right? You could even start a blog using a different host site so it's not linked to you.
Include the general location but not exact address.
Use lot of photos including seasonal photos and photos of people enjoying the yard--LOVE THAT!
Link to the MLS {oh, it wasn't working when I clicked it!} I'm guessing this would have the exact address or a phone number to call to get the address.
Stage it! Shea's house looks great--sparsely decorated yet inviting.

I hope this blog is listed on the MLS and on craigslist and in the newspaper and online with the ads and on the flyers that are put in the box in the front yard! I'll be doing this if we ever sell another house!

I totally did this!! It was so nice, because it was free and I could put as much as I wanted including my own pictures! Also when people would call on the house, I had set up a "draft" text message that had my contact info (e-mail and number) and the web address. Said something like, 'Thank you for your interest in our home! For more information and pictures, please visit home.blogspot.com. Contact me at blah.yahoo.com, 555-5555.' I only listed my cell phone number so when people called I could see their number then send them the text when I was off the phone with them! Great way to keep you in their mind!
That is a great idea! If we ever get brave enough to put our house on the market, I'd totally create a blog for it.
This is a fantabulous idea and I will so do this when we sell...to buy our cottage by the coast...? someday?

This is a really good idea. Anything that you can do to get extra exposure in a tough real estate market is a good thing. Especially if you do it as well as Shea did.

We did this 3 years ago and our for sale by owner house was sold in 3 weeks! It works!
I would NOT put pictures of your KIDS enjoying it...since someone could LINK to your address.
I think the blog is brilliant, b/c you can take better pictures and they are larger format, but use caution. IMO. Maybe not link to MLS and just give phone number for realtor so they have to call....ppl might be less likely to call a person to find out where you are than to find an easier 'mark'. Call me paranoid...:-D

These days you have to be creative and this IS a great way to show a home. (Especially with gas prices and a lot of inventory).

I did that too! It made a huge difference. Our buyer said that was what drew her in. She was able to see tons of pictures and get info. on her own time before making an appt. She even went back to look at it again after she had looked at our home in person. I put the blog address in the paper with our FSBO ad, on craigslist, on all the free FSBO sites, on the flyers in our front yard. The more you can market it, the better. It worked for us. We had a contract in 3 weeks!

I'm so excited! I'm going to tell all my friends that The Nester mentioned me on her blog. I fixed the MLS link also. I wish it would just sell! We've put money down on a lot to build soon so we're feeling the pressure.

This idea gives the house more of a personality and people love to think they are buying a well loved home! I do think it is wise to be cautious and the safety tips from others were good.

We did this when we moved last year - sold it on craigslist - no realtor fees! We had it sold in a month!
I think having specs is helpful - and we had a floorplan as well, which was nice. We have some friends who have their house on the market now and have done something similar. And it's so easy!

It's my opinion that the more pictures there are of the house, the more people can start feeling "at home" there - they start to feel familiar with it, like they know it somehow.
We're in the process of trying to sell our house and I love this idea! Since I already blog I figure I might give it a try, but here's my question.... How do you get people to find the blog?

I was going to add that our realtor said you can't list blogs on the MLS. I can't remember her reasoning but I know she did tell me that when I first started the blog.

Hey there! Someone on the HGTV boards today mentioned your blog in one of the threads. So, I came over here to visit. Now, some 2 hours later, I'm STILL here! :o) You have a very lovely home! You have truly made it a wonderfully beautiful place, especially considering you are hindered by the fact that you are renting (if I read that correctly) and are limited in what you can do. You are definitely one talented lady!

I've noticed that more and more people are doing this, and I think it's a GREAT idea. I hate when you go to an MLS listing and they only have three teeny tiny pictures, and they're dark and fuzzy.
Most million-dollar listings have been doing this for awhile now (setting up websites as "online brochures" for them), and it's about time the rest of us caught up.
I agree with Jen that it's nice to have a floorplan included if possible, and room sizes, too. Next time I have to move, I'm definitely doing this! -Julia :-)

What a cool idea! Our house just recently went into agreement - with an investor, who would've thought? Okay, I'm not surprised (we're near a college town, LOL) but I'm so glad that this process is fiiiinally coming to a close.
Just like I said when we bought this place - I'll never sell again, LOL, but if (of course, when) I do I'll be remembering this blog idea for sure!
